premier houseboats are pleased to present naughton, a converted motor barge offering great space, potential, and stunning views across the river medway to rochester castle.
naughton was the first ever steel barge built at berwick, and now as a houseboat offers character as well as the accommodation needed to be a lovely family home.
the entrance lobby has a large upstairs cloakroom and stairs that lead to the lower level accommodation. the main living area upstairs is an open plan kitchen/dining/lounge. as soon as you walk in you are struck by the incredible light and space, and immediately drawn to the commanding views across the river towards rochester. the kitchen has a large gas range, fridge freezer and dish washer, as well as plenty of work surface and storage. the main living area has a wood finish, including solid floorboards, to give a traditional feel, and also a log burner providing ample heat when required. the stairs in the lobby lead to the lower level, which has fantastic headroom throughout. there are currently three double bedrooms, all excellent sizes, and a large family bathroon with toilet, hand basin and a large modern shower cubicle that has radio and bluetooth.
an area to the back of the boat houses the kerosene boiler that runs the downstairs central heating. the boat can be lived on comfortable, and modernised over time if required.
externally there is good access all around the boat, and a nice sized deck area at the front to sit and enjoy the views in the warmer months. the engines are still in place, as is the wheelhouse, however they have not run for over 20 years and she is therefore sold as a static houseboat.
with the stunning views and potential that naughton has, she really is an opportunity not to be missed.there is a survey available from 2018.
